FOR RENTAL
PROPERTIES
Healthy home standards became law on 1 July 2019.
All private rentals must comply within 90 days of any new or renewed tenancy after 1 July 2021, with all private rentals meeting the standards by 1 July 2024.
These standards introduce specific and minimum requirements for heating, insulation, ventilation, moisture ingress and drainage, and draught stopping in rental properties.
Landlord Responsibilities
Landlords are responsible for maintaining and improving the quality of their rental properties. Adhering to these standards helps ensure that landlords offer healthier, safer properties while reducing maintenance costs.
Benefits for Tenants
These standards also make it easier for tenants to keep their homes warm and dry, contributing to overall health and comfort.

Heating Requirements
There must be a fixed heater(s) capable of directly heating the main living room to at least 18 degrees Celsius. The main living room refers to the largest room used for general, everyday activities, such as a lounge, family room, or dining room.
Your heater must be a fixed unit (not portable) with a minimum heating capacity of 1.5 kW. check out the link to calculate what is required
In most cases, a heat pump is the most efficient and cost-effective heating option for homes and rental properties in New Zealand.
Ventilation Requirements
Proper ventilation is essential to prevent mould and dampness, which can harm tenants’ health and damage landlords’ property. The ventilation standard addresses these issues in rental homes.
Kitchens: All kitchens must have an extractor fan vented to the outside. For rooms with a cooktop, any new fans or range hoods installed after 1 July 2019 must have a minimum diameter (including ducting) of 150mm or an exhaust capacity of at least 50 litres per second.
**Bathrooms**: All bathrooms must have an extractor fan vented to the outside. For rooms with a shower or bath, any new fans installed after 1 July 2019 must have a minimum diameter (including ducting) of 120mm or an exhaust capacity of at least 25 litres per second.
